Summary
STACK is looking for a Senior Controls Engineer and is responsible for managing existing BMS & EPMS Systems solutions. Reporting to Operations Director, they will develop best practices for effective operation and the technical vision & vendor roadmaps to introduce new solutions that improve both internal and external customer experience. This role is a hands-on position that requires collaboration and coordination with the Critical Operations Team, Systems Vendors, Engineering Team, Delivery & Construction Team for BMS and EPMS System lifecycle. Critical Environment – Senior Controls Engineer
The Senior Controls Engineer will be responsible for the integration of BMS Systems and relevant data into a larger technology platform that will improve the visibility and efficiency of the DC properties in the region.
A good knowledge of Niagara System, HVAC Concepts, BMS Interfaces and Power/Energy Metering in the data center domain is a must. Must be able to understand PUE and other efficiency calculations within the data center space. Must be able to understand and develop solutions for BMS data representation to customers via leading technologies. The ability to interrogate multiple devices using open protocols such as Modbus, BACnet, is essential. Knowledge of PostgreSQL/MySQL, MS SQL and webservices will be an added advantage. Understanding and ability to implement Niagara BQL queries will be highly advantageous.
Essential Functions
Operations
• Lead and implement standardized culture of always working safely across all STACK data center Engineering operations.
• Lead the day-to-day operational aspects of the company’s BMS/EPMS and alarm monitoring systems.
• Work with Critical Operations Team to ensure reliability and availability of Critical Space Monitoring via BMS and EPMS Systems.
• Work closely with Maintenance Vendors to ensure the system maintenance, planned restarts, firmware & software upgrades, and any planned activities are delivered exceeding standards including managing effective reports of the activities.
• Develop industry best practices for maintenance working closely with Critical Operations Team including vendor selection, contract development and delivery of maintenance contract.
• Use Niagara Tools like BQL Queries to develop required reports for better analytics.
• Developing reusable templates and databases for BMS / EPMS system to improve project delivery lead times and quality from BMS vendors.
• Identify any control improvements and develop road-map to implement solutions to make the centre more energy efficient.
• Work with BMS Manager to develop a standardized Controls Strategy and Sequence of Operations for Chilled Water Systems and other cooling technologies in the data centre.
• Work with internal key stakeholders to define business requirements and develop/build BMS/EPMS standards and reference architecture for Stack Infrastructure DC BMS/EPMS and Security Systems platforms.
• Work with key technology partners to support the various internal teams in the delivery, and commissioning of new projects.
Critical Environment – Senior Controls Engineer
• Introducing automation in daily operations via the usage of BMS/EPMS systems, i.e. working with technology partners to develop dashboards, reports to minimize risks and downtime.
• Qualify all BMS vendors and implement company procurement procedures including managing projects, developing specifications, and analysing total cost of ownership.
• Be a point of escalation and provide guidance and direction to the site teams during incidents/events affecting site operation and implement new standards to reduce incidents.
• Prepare User guides, conduct end user training, and address tickets and operational concerns or enquiries.

Budget and Vendor management
• Manage the External Vendors. Perform vendor selection for related services and product, manages vendor relationships and vendor performance reviews.
• Report local Building Systems performance to Stack Infrastructure APAC Management Team.

• Must have Advanced technical skills in BMS products from Tridium, Niagara Framework with strong hands-on experience with the product.

• Demonstrated expertise in designing, programming and maintaining complex BMS Systems including energy and power monitoring of critical spaces.
• Ability to comprehend, analyse and interpret complex project documents and to manage multiple projects simultaneously.
• Ability to liaise effectively with vendors and communicate complex technical information with relevant authorities.

Required Education and Experience
• Bachelor’s degree or Diploma in Engineering field
• At least ten years of experience in the management of building control, monitoring, and alarm systems for Data Centres or Critical Facilities.
• Minimum of 6-8 years’ experience in a data center or other related mission critical operations role.
• Experience managing a team of at least 5 people
• Experience working with various Microsoft office applications
• 3-5 years experience in administering and managing facility preventative maintenance programs.
• Extensive operational knowledge of Electrical Distribution; Switchgear, Transformers, Automatic Transfer Switch, Uninterruptable Power Supply (UPS), Static Transfer Switch (STS),Battery Management Systems, Generators, and Power Distribution Units (PDU’s) to the branch level. ·
• A high level of operational knowledge of Chillers, Direct Exchange (DX) systems, Computer Room Air Handler (CRAH) /Computer Room Air Conditioning (CRAC) units, dehumidifiers, water pumps, leak detection, Variable Frequency Drives (VFD’s), cooling towers, digital controls and Building Management System (BMS), and fire detection and suppression. ·
• Effective communication skills with the ability to successfully interact with both internal and external customers. ·
• Strong project management, trouble-shooting and organizational skills.
• Familiarity of local/national regulatory codes, guidelines, and permit processes. ·
• Competent use of Computerized Maintenance Tools (CMMS, BMS, Data Centre Infrastructure Management (DCIM)). ·
• Excellent skillset with Excel – Trending analysis, pivot charts, formula automations. ·
• Ability to prepare and present PowerPoint Presentations.
• Proficiency in Microsoft Word, Excel and Outlook and familiarity with Microsoft Project, Visio or AutoCAD. Familiarity with Computerized Maintenance Management Systems (CMMS), Data Center Infrastructure Management (DCIM), and Customer Portal
Additional Eligibility Requirements
• Must be willing to work outside normal business hours, including weekends, late nights, holidays, and on-call support.
• Must be comfortable working in a high stress, fast paced environment with shifting priorities
Work Environment/Conditions
Working on site at the Data Centre.
Travel Required
Travel between the Data Centre site and the STACK Tokyo head office will be required from time to time.
Travel to other STACK Data Centre facilities within Japan and internationally may be required from time to time.
