JOB SUMMARY:
The Sustainability Project Manager is primarily responsible for implementing projects and initiatives identified by the Sustainability team. The focus is on driving financially feasible projects to completion within the budgeted year and tracking all active projects to match the approved annual budget.
WHAT YOU WILL DO:
Project Implementation - manage all sustainability projects from contract to completion including solar, EV charging, electrification, and lighting and energy efficiency, with a prioritization on solar.
Work with tax team on tax credits and tracking/reporting.
Manage solar maintenance program.
Provide feedback on internal processes and opportunities for streamlining/efficiency gains.
Continuously update and track project spend and schedules and be able to provide datapoints on progress.
Assist with Quarterly and Annual Budgeting process.
Provide post-project resources for lighting, EV, solar, etc.
WHAT YOU WILL NEED:
Bachelor's degree from four-year college or university in engineering, construction management, or related field required.
3-5 years of project management, environmental science, and/or sustainability experience.
1-2 years of supervisory experience preferred.
Valid Driver’s License and ability to travel to multiple sites required.
Strong project management skills, with experience managing multiple projects simultaneously.
Deep knowledge of sustainable practices, green building standards, and sustainable technologies, with an emphasis on PV solar installations
Knowledge of rebate programs and navigation of City/State regulatory environments in California and Washington.
Experience in negotiating and executing complex contracts.
Experience in managing and directing 3rd party vendors.
Experience with Microsoft Office, with an emphasis on Microsoft Excel
Ability to work across multiple teams and drive initiatives to completion.
Excellent communication skills, both written and verbal, with the ability to communicate complex sustainability concepts to diverse audiences.
Knowledge of accounting/contract management systems, such as Yardi.
Ability to collaborate effectively with internal stakeholders, third-party vendors, and regulatory agencies.
Understanding of budget management related to sustainability projects.
Good organizational and time management skills.
Attention to detail and accuracy
WHAT THE JOB REQUIRES:
Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.
Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.
Requires the ability to work Monday through Friday. Entails in-person office requirements for a minimum of 3 days per week: Mondays, Tuesdays, and Wednesdays, located at Essex's corporate offices in Irvine, or San Mateo.
Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.
Frequent travel to various locations for meetings, projects, client visits, or on-site work.
WHAT YOU WILL BRING TO THE TABLE:
Provides formal supervision to associates within single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff.
Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with Essex's values.
Ability to respond effectively to sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients and/or public groups. Ability to motivate and negotiate effectively with key employees and client groups to take desired action.
Ability to comprehend, analyze, and interpret documents. Ability to compare and contrast projects involving several options in situations and present a clear and supportable recommendation. Requires intermediate analytical and quantitative skills.
Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines.

The salary range for this position is $126,000.00 - $190,000.00 per year. New hires generally start between $126,000.00 - $157,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
