POSITION: Senior Project Manager – Resilience & Sustainability
POSITION SUMMARY
As a Senior Project Manager within AEI’s Resilience and Sustainability groups, your primary responsibilities will include performing increasingly complex Property Resilience Assessments (PRA) of existing commercial properties and provide recommendations for resilient design on new construction, as well as coordinating ESG materiality assessments for commercial real estate. The Senior Project Manager position is an exciting opportunity that will expose you to the fast-growing fields of Sustainability and Resilience.
The Senior Project Manager should be familiar with the performance of buildings and site systems. Ideal candidates have a background in architecture, engineering, building forensics, or construction management. A college degree in one of these disciplines as well as industry experience is required, and knowledge of specific physical hazards (such as flood, high wind, etc.) is preferred. Property resilience assessment work requires technical writing proficiency, photography skills, and understanding of value at risk and cost estimating for general budget purposes.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Identify the risks on a property posed by climate and natural hazards using climate data projections from proprietary data sources as well as public sources.
- Perform vulnerability assessments of major building systems to identify potential risks based on hazards raised by climate data projections and provide cost estimates of Value at Risk (VaR) for potential loss at the property.
- Conduct site visit and gather property-specific information (take photos of site and building system conditions).
- Conducts basic interviews and research covering property maintenance history, previous climatic events, and previous damage incurred at the property.
- Provide recommendations to implement mitigation and adaptation measures in a property to improve resilience of the building towards hazards of concern and provide rough order of magnitude (ROM) cost estimates using cost and recommendation libraries as well as industry standards.
- Complete technical reviews of Property Resilience Assessments.
- Serve as Team Lead during complex site visits for resilience evaluations.
- Trains and mentors junior level Project Managers.
- Demonstrates ability to interact with clients and other professionals during site visits.
- Participates in conference calls with clients.
- Coordinate hazard expert consultants on complex projects and provide specific expertise on some of the hazards of concern.
- Writes clear and concise reports using our in-house report templates.
- Manages multiple projects.
- Perform and review ESG materiality assessments with key characteristics about a property as they pertain to Environmental, Social and Governance metrics.
- Conduct research regarding state, county or city laws and ordinances aimed to reduce carbon emissions in buildings and promote efficiency for commercial properties.
- Works as a valuable team member.
- Delivers outstanding client service with timely responses and proactive solutions.
- Travel for projects and professional duties if necessary.
QUALIFICATIONS & SKILLS
- 5 to 7+ years of previous experience performing forensic assessments of major building systems and conditions.
- Knowledge and experience in assessing various property types.
- Understand and interpret climate and natural hazard data using proprietary data sources as well as public sources including academic, governmental, or government-related sources such as FEMA.
- Knowledge and familiarity with resilience assessments, preferably with the new ASTM Standard Guide for Property Resilience Assessment, as well as awareness of community resilience.
- Familiarity with construction best practices, general building codes, and various building types
- Previous construction administration, construction management, architecture, engineering or similar experience
- Knowledge and familiarity with general Sustainability practices as well as ESG (Environmental, Social & Governance) materiality assessments and reporting frameworks.
- Previous experience performing PCAs or related projects
- Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments is a plus
- Passion for being detail oriented and organized
- Proficiency in Word, Excel, and Outlook
- Advanced writing and communication skills
- Personable and able to communicate with people at all levels
- Self-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff
- Ability to occasionally climb ladders to access two and three story, low-slope roofs
- Ability to work outside and navigate stairs, sites, and building interiors
EDUCATION
- Bachelor’s degree in Engineering, Architecture, or Construction required
LICENSES / CERTIFICATIONS
- Registered Architect (R.A.) or Professional Engineer (P.E.) preferred
PHYSICAL REQUIREMENTS
- The work environment may be both indoors and outdoors. Indoor work takes place in a typical office setting. The noise level in the work environment is usually moderate. Outdoor work requires the ability to effectively perform work in all types of weather conditions. While performing the duties of this job, the employee is regularly required to sit, type, handle office and/or field equipment, speak and hear. The employee may occasionally be required to stand, walk, balance, kneel or crouch. The employee may be required to lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision and the ability to focus.
