In this role, you will be part of the field team supporting projects in and around Stafford County, Virginia, helping landowners feel informed, heard, and respected while keeping projects moving forward.
The Role
As a Senior Right of Way Agent, you will serve as a key point of contact between Halo, our clients, and local landowners. You will help secure easements, surface use agreements, access rights, and related documents for energy and infrastructure projects.
You will lead landowner outreach, explain project details, negotiate agreements within approved authority, and maintain accurate documentation throughout the acquisition process. This role requires an experienced professional who can manage complex conversations, resolve challenges, and work independently while staying aligned with project priorities.
What You Will Do
Your days will include landowner outreach, field meetings, document review, negotiations, and team coordination. Some work will happen by phone or email. Other work will take place at a landowner’s kitchen table, during a route walk, or on a tract visit. You will manage your assignments with independence while keeping the team informed of progress, risks, and next steps.
• Build trust with landowners through calls, letters, field visits, and personal meetings.
• Serve as a senior point of contact for landowners, public officials, attorneys, and other project stakeholders.
• Explain easement terms, access needs, project activities, and potential impacts in plain language.
• Negotiate agreements within approved limits and escalate complex requests or issues promptly.
• Review exhibits, parcel data, route details, surveys, and work descriptions for accuracy.
• Coordinate document execution and confirm that agreement packages are complete.
• Maintain accurate contact notes, acquisition updates, trackers, and closeout records.
• Identify ownership, access, or agreement concerns early and coordinate with the appropriate team.
• Support route walks, staking requests, and tract visits in Stafford County and surrounding project areas.
• Share practical guidance with less experienced agents as needed.
You will partner with Project Managers, Title, GIS, Admin, field teams, and clients to resolve issues and keep project information accurate and current.
What You Bring
You bring established right of way experience, sound judgment, and the ability to manage assignments with minimal oversight. You are comfortable handling sensitive landowner conversations, balancing competing priorities, and taking ownership of your work.
• Demonstrated experience in right of way acquisition, landowner negotiations, and securing easements or related agreements.
• Ability to manage complex tracts and negotiations while working within client requirements and approved authority.
• Strong written and verbal communication skills, including clear documentation of commitments and next steps.
• Ability to review parcel data, maps, exhibits, surveys, and construction drawings.
• Strong organizational skills and consistent follow through.
• Comfort using Google Drive, spreadsheets, trackers, and project management tools.
• Reliable transportation and availability to travel for field assignments and landowner meetings.
• Residence within approximately 2 to 2.5 hours of Stafford County, Virginia.
