Performs routine and preventive maintenance of all campus heating and cooling systems. Troubleshoots, repairs and replaces hydronic heating and cooling components including underground steam and chilled water distribution systems. Services direct expansion refrigeration systems. Troubleshoots repairs, replaces, calibrates and installs controls systems and related components (direct digital control (DDC)), pneumatic and electric control systems). Services related electrical power and control components.
This position is required to carry a cell phone and be on call in rotation with other employees. Requires the ability and willingness to work irregular hours as necessary until the demands of the job are met.

Essential Functions:
1. Troubleshoots, repairs and replaces the campus Central Chiller Plant and underground chilled water distribution system. Troubleshoots repairs and maintains the campus chilled water system and related equipment. Monitors system pressures and temperatures on air handlers and fan coil units. Troubleshoots variable speed drives, motor start/stop stations, chiller control panels, HVAC control panels, overload heaters, relays and safety controls. Repairs, replaces and performs routine maintenance on high-voltage 4160V electrical equipment associated with the campus chilled water systems. Monitors and maintains refrigerant levels and pressures. Locates and repairs leaks with using liquid and/or electronic leak detectors. Uses refrigerant recovery and recycle machine, vacuum pump, and electronic scales to make repairs. Maintains an EPA required written log of refrigerant used. Cleans condenser tubes when needed. Troubleshoots repairs and maintains underground chilled water manholes, piping, valves, and insulation. Uses electronic air monitor in manholes to insure safe breathable air. Uses trenching and shoring equipment when required to safely work below grade. Uses alignment tools for pumps and fans to ensure quiet and efficient operation.
2. Troubleshoots, repairs and replaces building hydronic heating and cooling systems. Troubleshoots repairs and replaces cooling equipment. Repairs, rebuilds or replaces such system components as pumps and motors, evaporators, condensers, metering devices, pump bearings, fan motors, refrigerant lines and dryers, air handling units, seals and couplings. Repairs and replaces piping and insulation. Troubleshoots repairs and replaces chilled water-cooling coils, system components, and fan coil units. Maintains, replaces and repairs water coils, fans, motors, motor starters, power and control wiring and accessories, drive belts, bearings, dampers, electric and pneumatic actuators, duct work, electric, pneumatic, and DDC controls. Troubleshoots repairs and replaces air handlers, return fans, relief fans, and exhaust fans. Troubleshoots, repairs and replaces steam regulators and pilots, steam traps, condensate return units, heat exchangers, safety relief valves, vacuum breakers, steam radiators, steam and hot water heating coils, hot water pumps, bearings, motors, pressure transducers, expansion tanks, and air separators.
3. Troubleshoots, repairs, and replaces building ventilation system fans, switches, starters, dampers, air valves and controllers, air flow monitors, intake grilles, variable frequency drives. Chemical lab exhaust hoods. Building ventilation and exhaust systems. Kitchen exhaust systems. Toilet exhaust systems.
Other duties as assigned.

High school diploma or equivalent. Four years of related experience with at least two and a half years of experience in air conditioning and heating or similar experience with knowledge of electrical work.
Vocational certificate in commercial air conditioning mechanics plus one year job experience or completed apprenticeship in refrigeration.
