Requirements:
This role requires a hands-on tech who understands the crucial intersection of senior care and state administrative laws, state and local inspection audits, and compliance documentation.
Minimum of 3 years of Assisted Living facilities maintenance and compliance experience with a verified, foundational knowledge of building safety codes.
Must pass a Department of Social & Health Services background check (some negative actions are acceptable)
Responsibilities:
Fire & Life Safety Responsibilities:
WAC & State Fire Marshal Codes:
Must have good knowledge of physical building components to ensure compliance with complex state laws (Washington Administrative Codes / WAC requirements).
Familiarity with National Fire Protection Association (NFPA) standards.
State Fire Marshal/State Survey Readiness:
Must understand the importance of and have experience with, keeping logs and all documentation completely ready for unannounced state inspections.
Inspection Accompanying:
Assist the Department Director by physically walking the buildings with state inspectors, code enforcement officers, and fire marshals during active site visits.
Emergency Infrastructure:
Participate in actively testing fire control panels, smoke alarms, and carbon monoxide detector systems across all resident units, as well as the
ongoing functionality of common area life-safety features and systems.
Generator and Transfer Switch Testing:
Must have good general knowledge and will participate in maintaining and testing backup generators under a simulated load and have a clear understanding of the frequency of regulatory testing requirements.
Community/Facility Infrastructure
Will assist in scheduling and performingrequired regulatory testing and inspections on building equipment and systems including but not limited to, Boilers, HVAC, Swimming Pools, Elevators, Commercial Kitchen Equip.
While the ideal candidate will have a solid verifiable background in the above areas,
the position will also have the basic maintenance knowledge and experience requirements.
General Maintenance Responsibilities:
Basic knowledge of plumbing, electrical, carpentry, and professional painting.
Apartment Turnovers ("Room Turns"): Patch, sand, texture and repair drywall; paint apartments; inspect and repair doors, windows, cabinets, fixtures, and hardware.
Ensure plumbing fixtures, lighting, appliances, Cable TV, and electrical outlets work properly before new residents move in.
Utilizing our internal work order system:
Assist with performing maintenance requests in resident apartments, common areas, offices, and building interiors, outside building repairs, and property curb appeal.
