Job Title: Project Manager - Energy Land Management

Reports to: Manager Land Management
The Project Manager – Energy Land Management is responsible for overseeing a range of land management and real estate activities, including transactions related to capital and customer-funded projects, as well as transmission and distribution operations. Key responsibilities encompass managing external contractor resources, budgeting, cost control, reporting, and prioritizing tasks to ensure project deliverables are met with the defined scope and schedule.
Key Responsibilities
- Serve as lead for Energy Land Management activities on assigned projects to develop project scope, schedule, budget, forecast, deliverables, and milestones relating to the evaluation and acquisition of real estate property rights.
- Coordinate activities from a land management standpoint with the project and/or operations groups, project outreach, permitting, legal, and engineering, and other internal stakeholders.
- Facilitate and manage the work of external contractors on assigned projects. Set expectations and goals. Ensure high-quality deliverables are provided in adherence to ELM and Avangrid standards. Serve as liaison between contracted land vendors and AVANGRID business areas.
- Lead internal and contractor resources in the negotiation and acquisition of right-of-way and other real property interests as necessary, to accommodate the construction, operation, and maintenance of assets after construction.
- Manage land budget for the programs and projects assigned, prepare cost estimates associated with land and easement acquisitions.
- Continuously monitor and evaluate the efficiency and effectiveness of service delivery methods and procedures; identify opportunities for improvement.
- Manage acquired lands including external and internal customer inquiries.
- Support renewable energy projects (customer funded) taking the lead on related real estate transactions.
- Support the companies core business areas - Distribution Operations (distribution line extensions, contracts and permits) Transmission Operations and Vegetation Management.
Required Qualifications
- Bachelor’s degree in Energy Land Management, Business Administration, Engineering, Finance or equivalent preferred but not required
- Project Manager certificate (PMP or equivalent) recommended
- Minimum of 3 years relevant work experience, of which 2 years that include experience working on Electrical, Oil & Gas Pipelines or other Utility projects.
- Maine – Real Estate License recommended (required within first 6 months from start date)
- Clear, concise written and oral communications
- Strong negotiation and interpersonal skills
- Project management tools and techniques including capital planning abilities, expense and accrual budgets and forecasts
- Open to traveling for assignments (less than 5%)
Preferred Qualifications
- Understanding of real estate concepts, property rights evaluation and acquisition including deeds, option agreements, leases/licenses, environmental considerations, property valuation, appraisals, surveys, and basic title report review.
- Utilization of property rights and mapping software database including GIS-based tools
- Microsoft Suite, GIS or Google Earth
- Knowledge of utility network assets such as transmission, distribution, substations
- Ability to interpret and research (abstract) legal documents (e.g. federal, state, municipal and internal records)
- Pertinent Federal, State, and local laws, codes and regulations
- Experience with SAP
- Strong knowledge of Microsoft Office
