Job Overview:
Provides leadership and manages the operational and financial aspects of BESS construction projects and is the primary liaison with the client’s project management team. The Site Manager facilitates and ensures all work is safely delivered, constructed with required quality and efficiently delivered. They ensure standardized work plans and methods are adhered to, safety and risk management policies are followed, daily and weekly schedule and financial information is reviewed with the site team. The Site Manager provides coaching and leadership to all site supervisory personnel and ensures the company’s culture, values and processes are upheld. This manager will create and facilitate a team environment that will motivate, inspire, educate and develop our people to be the best professionals they can be.
Key Responsibilities / Accountabilities:
- Safety: The SM is responsible for ensuring safe working conditions and adherence to safety procedures on the project. Understands and enforces company, federal and state safety regulations on the project. The SM will be responsible for monitoring and auditing all site safety related activities, including but not limited to; employee orientation, DOT requirements, JHA’s accident injury management, electrical safety program, behavior-based safety program, LOTO program, task safety training and the company safety program training. The SM is responsible for monitoring, enforcing and executing as necessary all these activities to achieve the companies TRIR goals.
- Supervision: The SM is responsible to set direction for the project team through facilitating coordination with Trade Superintendents, General Superintendents and other field supervisory staff. The SM provides direct support of the field staff in hiring, promoting, coaching, discipline and terminations for project employees and ensuring that proper corporate resources are utilized, and that processes and policies are adhered to. The SM will coordinate with other Site Manager’s, the Field Operations Manager, Project Manager and Director of Construction as necessary to schedule resources (labor and equipment). The SM is responsible for regular, documented employee evaluations and reviews as well as informal coaching and feedback as necessary to support employee professional development. The SM works with other supervisory staff to identify high potential candidates for promotion and advancement. The SM will ensure that all necessary training has occurred before work commences, including but not limited to training on safety, quality requirements and work methods for each work activity. The SM is responsible for ensuring that supervisors maintain regular rotations away from the job site to help find work/life balance. The SM is responsible for ensuring that all company values, practices and policies are adhered to, including HR requirements, safety, quality and work processes. The SM is a public supporter of company decisions and policies.
- Quality: The SM provides general oversight that project construction activities and engineering are in conformance with the project specifications and the Project Quality Plan. The SM will ensure the implementation and training of all employees for the quality procedures and quality requirements of individual work activities. The SM shall instill a philosophy that quality is the responsibility of each individual employee and will emphasize personal accountability for quality execution of the work. The SM will foster and support an environment that values continuous improvement for the betterment of the project and the organization.
- Operations: The SM will work with the PM and Field Operations Manager to coordinate and schedule project alignment meetings, teambuilding, internal trade alignment meetings and site planning activities prior to project start up. The SM is responsible for ensuring that all Subcontractor alignment meetings are conducted and documented. The SM is responsible for ensuring that a thorough estimate review is conducted with the project Estimator and Bid Captain during project alignment meetings to ensure alignment on bid strategy, labor strategy and equipment resource plans. The SM will review the risk/opportunity matrix on a weekly basis with site management and PM to assess current state of all action plans and results associated with identified items as well as provide updates for additional items that arise during project construction. The SM will be well versed in the project budget and be aware of those critical items that may have the most impact on the projects financial success and will routinely compare actual project costs to the estimate and inform the PM of potential cost over-runs. The SM will conduct weekly meetings with project supervisors to coordinate materials, labor resources, equipment, work sequence and subcontractors to maximize work efficiency, production, quality and safety while minimizing project costs including a review of the 3-week schedule of upcoming activities. Hold Plan of the Day (POD) meetings with site supervision to ensure work coordination between trade disciplines and update critical project status items. Lead discussions daily at the POD meeting about labor efficiency of major work activities. Facilitate and coordinate working relationships amongst all supervisors and departments. The SM is responsible to read and fully understand all contract documents to ensure the project is built in accordance with the scope of the contract (design, specifications, budget and schedule). The SM is responsible for ensuring that all Operational Analysis is provided to the Field Operations Manager and Estimating real time over the duration of the project. Ensure project design documents and commercial agreements are distributed to field supervision in a timely manner.
- Financial: The SM will ensure accurate tracking and reporting of all project quantities and costs. Ensures the project team is accurately monitoring and reviewing project labor hours, costs and quantities against budgets and work plans. The SM will review weekly cost reports with the Trade Superintendents at a regularly scheduled meeting reviewing costs, production, efficiencies and updating operations analysis information as needed. Reviews and reports cost deviations to the PM as they occur and or become apparent. Assists the PM in compiling all necessary information for owner and subcontractor change orders and owner invoices. Works closely with the PM and site team to ensure the project maintains positive cash flow.
- Owner/Subcontractor Relations: The SM will demonstrate a professional demeanor and ensure all project personnel act professionally while interacting with internal and external individuals. The SM will be responsible for communicating, collaborating and negotiating with the owner regarding major project decisions. The SM will work diligently to develop a personal working relationship with their owner counterpart and interact on a regular basis. The SM is responsible communication with the owner regarding construction activities, client requirements, project schedule, safety, quality and budget. The SM is responsible for proactive engagement of all subcontractors, vendors and third-party stakeholders in achieving project goals.
- Support local public relations by hiring locally and attending public information meetings as needed.
- Perform additional assignments per supervisor’s direction.
- Attends job and career fairs to support hiring of new employees
- Conducts interviews of potential employees as requested.
- May be required to become a qualified individual in pursuit of company contract licensing.
- Support Estimating department and Business Development with pre-development site visits.
- Walk the work site looking for non-conformance items to the project specifications, plans, and quality. Stop and discuss with supervisors and craft their progress and issues. Report positive and negative issues to the responsible Project Team & Quality Control members. Follow-up on negative issues to assure the information is passed on to the field personnel and assure corrective actions are taken.
- Review the RFI log periodically and verify that the related work is complete, and status recorded in the RFI. Work with the Quality Manager to confirm work is completed according to quality standards and all documentation is complete.
- Be familiar and periodically review the products approved for use on the project. During job walks, be cognizant of the materials and consumables being used. Any materials and consumables discovered which are not approved should be brought to the Trade Superintendents attention. Follow-up on issues regarding materials and consumables to assure answers have been provided, required submittals have been transmitted, and products in use are approved or replaced as directed.
Basic Qualifications:
- Ability to report to Mojave, CA for first project assignment
- Bachelor’s degree in Construction Management, Engineering or related degree or equivalent combination of education and/or experience.
- 5+ years of supervisory experience in a related construction industry (i.e. industrial, utilities, power generation, commercial)
- Valid driver’s license and an acceptable motor vehicle driving record (MVR)
- Interpersonal skills – Ability to supervise and present information to many employees.
- Working knowledge of construction equipment and their appropriate applications.
- Effective communication skills (oral, written, listening, presentation) to effectively work with owners, vendors, employees, landowners, etc.
- Computer literacy. This does not include knowledge of all software to be used, but the ability to learn to use efficiently the software which is in use. Microsoft Office (Word, Excel, Outlook, Visio)
- Organization skills. Scheduling, planning and prioritization.
- Accounting (math and record keeping)
- Intermediate construction drawing knowledge. Knowledge of drawing layouts, references, notes, and good practices associated with producing and reading construction drawings.
- Basic general construction knowledge of terminology, crafts, and documents.
- Ability to follow safety rules without cutting corners. To understand the intent of safety rules, not blindly adhering to the literal words of the rule.
- Must re-locate to the project site for the duration of each construction project they are assigned to.
