ResponsibilitiesOverall responsibility to ensure smooth operations of all property management services for the premium residential project.
· Driving transition and taking over Facilities Management from Projects team.
· Ensure client satisfaction with Facility Management services by providing seamless interface to owners / tenants.
· Monitoring of Housekeeping and close co-ordination with Engineering, BMS and Security.
· Water Supply, Lift Management, Parking Management, Fire detection and fighting systems & other amenities.
· Regular interaction with high profile owner / tenants.
· Reviewing of AMCs and monitoring the utility services.
· Tracking and monitoring of CAM, invoicing, recoveries, and receivables.
· Management of capital and expense budgets and reviewing it.
· Vendor Management
QualificationsCandidate should have 10 + years of hard core, proven experience in Facility Management Operations. He should have handled FM Operations for large premium Residential Projects / IT Parks / Commercial Complex consisting of multiple buildings.
· Should possess good leadership with excellent communication and presentation skills.
· Ability to interact with high profile tenants and senior management.
· The position requires high degree of motivation, initiative, and drive with hands on operations knowledge.
· Strong on client interaction
· Commercial understanding in terms of contracts / vendors and compliance
· Should be able to prepare and monitor Building CAM, control expenses and recoveries
· Should be able to handle statutory compliances with regards to CFO, MPCB, etc. as and when required
· Added knowledge on society / condominium formation would be helpful
