JOB OVERVIEW
The Design + Construction department at Prospect Park Alliance is seeking an experienced Construction Supervisor to oversee all aspects of in-house capital. This role is primarily responsible for contractor procurement, monitoring quality control, documenting progress and coordination between the designers and the contractors. This position reports directly to the Senior Landscape Architect and supports capital projects focused on restoration and historic preservation of landscapes in Prospect Park.
ESSENTIAL JOB FUNCTIONS / KEY JOB OUTCOMES
Pre-Construction Management
- Coordinate and execute any necessary pre-construction field investigations, such as design probes and environmental testing
- Review and provide feedback to the design team on construction documents based on constructability, cost, schedule, and logistics
- Identify qualified bidders and prepare Request for Proposal documentation, including any required project specifications
- Manage contractor procurement process including site visits, bid coordination, and leveling of received bids. Provide justifications and award recommendations to department leadership for contract execution
Construction Project Management
- Supervise contractors on site to ensure that the work being done follows the contract documents and project specifications as well as adherence to all job site safety requirements and OSHA standards
- Function as Clerk of the Works during construction activities
- Monitor renovation and construction schedules, highlight and record issues
- Manage all project paperwork keeping submittals, drawings, and other pertinent project information to stay well organized and up to date
- Coordinate with design team all regulatory agency approvals, permits, or reporting prior to and throughout construction, including procurement of third-party special inspection firms and provide construction coordination throughout the period of the project
- Coordinate all construction related activities with NYC Parks as required ensuring that contractors follow NYC Parks Department procedures
- Attend all project meetings with contractors and review all requisitions and change order proposals
- Compile daily field notes and complete daily and weekly construction reports, describing the progress of work
- Understand and use NYC Parks construction payment forms and related documents
- Measure contractor performance for quality control and adherence to documents and specification
- Coordinate with the Alliance design staff before, during and through close out of the construction process regarding the progress of a project
- Review and process all payment requisitions, change order proposals and cost overruns.
- Coordinate third party special and progress inspections during projects
- Coordinate with outside public agencies as needed for each particular project
- Provide written summary of construction at project closeout

Requirements
EDUCATION & EXPERIENCE
- Master’s or Bachelor’s Degree in Engineering, Construction Management, Architecture, Landscape Architect or other relevant discipline
- 3-6 years’ experience overseeing and managing a diverse range and scale of construction projects, preferably in the areas of restoration and preservation of historical or landmark buildings and properties in public settings
- Understanding of construction means and methods as well as safety standards
- Familiarity with codes and industry standards of practice
- Familiarity with SWPPP inspection and reporting processes
- Effective business writing and verbal communication skills
- Strong organizational, analytical, problem-solving, and communication skills
- Ability to work independently or as part of a team in a fast-paced environment
- Experience managing multiple complex construction projects at the same time
- Proficiency working with MS Suite, Adobe Creative Suite, and Bluebeam
- Experience with AutoCAD or Revit preferred
- A valid, unexpired Driver’s license

Job Knowledge:
- Landscape Design & Knowledge: Proficient in creating functional outdoor spaces, such as drawing plans, selecting plants, designing and installing structures like walkways and water features. Proper application of plants, soils and natural features in a variety of landscaping situations Characteristics and requirements of various plant life and construction materials and methods suitable for program projects. Proficient in plant identification for northeast US region, use of landscape tools, experience with ecological restoration and/or sustainable ecological horticulture. Experience leading large and diverse teams in landscape work
- Landscape Design Quality: Recognizes landscapes and places as assets with the potential to improve health and well-being. Adopts principles of health landscapes that improve the physical aspects of the landscape (Air, water, woodlands, and soil quality). Uses best practices for the design of landscapes that integrate the function and identity of the place- putting land, water, drainage, energy, community, economy, infrastructure and other resources to the best possible use
- Holistic Landscape Knowledge: Knowledge of and respect for the work of the original Park designers Olmsted and Vaux. An understanding of historic design, environmental design, horticulture, complex urban landscapes and the significance of successful landscape design within an urban setting
- Project Design, Development, Planning & Analysis: The ability to analyze programmatic requirements and site and budget restraints to produce designs that address project criteria effectively. Alternately, to be able to assess consulting design professionals’ proposed design solutions. The ability to develop project directives, outlines, projections, budgetary estimates, timelines, resource studies and strategies to meet pertinent building/construction rules regulations and permitting
- Urban Arboriculture: Working knowledge on tree identification and selection for design, proper tree planting, water and other maintenance issues. Knowledge of urban forestry, arboriculture; to include landscape level management, urban forest inventory, valuation, planning, policy and practice
- Ecological Restoration: Understanding and knowledge of assisting in sustaining or recovering an ecosystem that has been degraded, damaged, or destroyed, within the context of design applications. Working knowledge of plants, animals, and microorganisms interacting with their physical environment
- Historic Preservation: Knowledge of preservation techniques to preserve, conserve and protect buildings, objects, landscapes or other artifacts of historical significance
- Contract Negotiation: Understand contract components, resolve differences amicably and obtain maximum value for the alliance
- Health and Safety: Complies with relevant health and safety legislation and regulation and organizational policies. Manages risk including the identification of hazards, assessment of risks and implementation of control measures. Manages own safety and that of others
- Project Management: Contributes to setting work priorities and direction. Recommends additional resources that would improve effectiveness and helps others access required resources
- Staff Management + Coaching: Ability to lead, supervise and coach members of the department. Functions as a manager of a department over two or more full-time staff. Has the authority to hire, discipline, terminate, appraise performance or strongly recommend such actions

Experience with Revit and 3-D modeling and rendering programs plus. Knowledge of project management software is a plus. Fluency with Google Workplace applications essential
COMPENSATION + BENEFIT DETAILS
- Internal Job Grade: 3 (Mid-Level Managerial)
- Salary Range: $80,000 - 85,000 annual gross earnings
- Work Hours: 35-40 hours per week minimum

WORKING CONDITIONS & PHYSICAL DEMANDS
- Work is normally performed both in a typical interior office setting which does not subject the employee to any hazardous or unusual elements and in the field, which subjects the employee to various external elements including potentially adverse weather conditions
- Requires operating a motor vehicle; standing for extended periods of time; use of a desktop, laptop or video display terminal and identifying and distinguishing colors and shades of color
- Requires minor physical exertion - lifting, pushing, and carrying, etc. up to 25 lbs.
