ResponsibilitiesEssential Functions:
As a working supervisor, participates, leads, trains, and sets the pace for nine HVAC employees in the operation and maintenance of all campus heating, ventilating and cooling activities. Schedules, supervises, assigns, and evaluates the work of HVAC employees. Prepares cost estimates and determines type and amount of materials and equipment needed for jobs. Troubleshoots, repairs, and replaces campus hydronic heating and cooling systems, building subsystems (including plumbing, electrical and controls), steam heating systems and refrigeration systems. Operates and maintains small steam or hot water boiler systems. Completes and maintains refrigerant recovery logs for equipment and chillers in compliance with EPA regulations. Verifies work is safely completed and that time and materials are properly recorded. Works with contractors to plan and implement contracted services. Troubleshoots, repairs, and installs DDC controls, pneumatic, and electric control systems and related components. Utilizes the DDC system to troubleshoot building heating and cooling problems. Performs preventive maintenance on all aspects of campus heating and cooling equipment. Maintains a water treatment program for heating and cooling systems. Maintains a list of open work orders. Prepares various reports, forms, and records. Completes job performance evaluations of employees. Performs duties to support the HVAC Manager and serves as back up when needed. Conduct plan reviews for new buildings and renovations. Performs related and other duties as assigned. Communicate, written and verbally, with building occupants . Update and close out work orders in a timely manner. Prioritize, assign work orders and schedule training for technician.
Physical Demands:
Ability to carry items weighing as much as 50 pounds. Standing, squatting and bending.
Work Hours:
Typical hours are Monday-Friday, 7:00 a.m. - 3:00 p.m. This position is on call as necessary.

Salary:
Commensurate with education and experience. Level M1, Grade 10.

QualificationsMinimum Qualifications:
High School Diploma or equivalent. Five years of progressive and increasing responsibility with HVAC and refrigeration service. Experience to include three years operations and maintenance of centrifugal chillers, commercial hydronic heating and cooling systems, DDC controls, and PLC controls. Demonstrated ability to diagnose and troubleshoot HVAC problems. Experience planning HVAC maintenance activities. CFC Universal Certification and a valid driver's license. Experience using computer software to maintain reports. Ability to communicate effectively and establish and maintain effective working relationships. Ability and willingness to work irregular hours as necessary.
Preferred Qualifications:
Vocational school certificate in Air Conditioning or a related field. Three years operations and maintenance of steam heating and distribution systems. Experience using computer-based work order tracking systems. Supervision experience of HVAC service personnel or equivalent.
