Position Summary
As a Right of Way Agent, you are the essential link between Halo’s clients and the Michigan communities where projects come to life. You work directly with landowners to secure easements and surface use agreements needed for new infrastructure such as pipelines, electric transmission and distribution, renewable development, roads, and related facilities.
Your responsibilities include negotiating agreements, reviewing exhibits, coordinating with cross functional teammates, and ensuring that all landowner communications are documented with accuracy and professionalism. You represent Halo in the field, build trust with property owners, and help keep projects on schedule.
The ideal candidate is organized, accountable, resourceful, and comfortable working independently while staying connected to the broader team. This role is best suited for someone with deep, hands on right of way experience who can operate with confidence and sound judgment in the field.
Key Responsibilities
Landowner Engagement and Negotiation
- Apply multiple outreach methods to reach and build rapport with landowners across Michigan communities
- Explain easement terms clearly and address concerns with empathy and professionalism
- Negotiate agreements within authority and escalate unique or complex requests appropriately
- Participate in route walks, site visits, and in person meetings as needed
Documentation and Reporting
- Enter complete and current agent notes for every landowner interaction
- Populate tree forms and work descriptions accurately when tree work is required
- Work within Google Drive, project trackers, and spreadsheets to maintain documentation and status
- Submit agreement request forms and closeout documentation correctly and on time
Cross Functional Collaboration
- Coordinate and communicate closely with PMs, Title, GIS, Admin, and other stakeholders
- Identify discrepancies in exhibits and route data and escalate questions early
- Represent Halo professionally during client calls and meetings
Planning and Workflow Management
- Maintain awareness of right of way clear dates and adjust effort to stay aligned with timelines
- Structure workdays and weeks in a way that balances outreach, follow ups, and documentation
- Proactively communicate blockers and seek guidance before risks escalate
What Success Looks Like

Within 30 Days
- Understand key terms of the client agreement and explain them confidently to landowners
- Gain access to tools and know where to locate SOPs, forms, and training resources
- Complete multiple ride alongs with experienced agents
- Begin outreach using the established playbook
- Submit one agreement request form correctly
- Enter notes consistently with correct timestamps
- Build an initial line list from GIS data with guidance
Within 90 Days
- Actively negotiate and sign agreements with appropriate oversight
- Update spreadsheets, trackers, and notes accurately and independently
- Apply creative approaches to reach difficult contacts
- Manage personal schedule with minimal handholding
- Represent Halo professionally in meetings and route walks
Within 6 Months
- Operate largely self sufficiently, escalating only unique or complex issues
- Consistently meet deadlines and quality expectations
- Understand full project flow from planning to acquisition to closeout
- Support staking requests and forestry coordination
- Work fluidly across Title, GIS, Admin, and PM teams
Within 12 Months
- Fully fluent in standard tools, trackers, billing processes, and reporting cycles
- Manage multiple tracts or projects reliably
- Serve as an informal resource for newer team members
- Escalate only truly novel situations
- Consider or actively pursue real estate licensing where relevant

Required Qualifications
- 2+ years of right of way acquisition experience, including direct landowner negotiation and easement procurement
- Experience supporting linear infrastructure projects (electric transmission and distribution, pipeline, renewable, roadway, or similar)
- Clear written and verbal communication skills
- Strong organizational and technology abilities
- Comfort with field work and property walks
- Reliable transportation for tract visits across Michigan
- Notary commission or ability to obtain
- Working familiarity with legal documents and recorded instruments
- Experience reading parcel data, construction drawings, survey exhibits, and alignment sheets
Preferred Qualifications
- Michigan project experience and familiarity with local landowner dynamics, county processes, and regional access considerations
- Prior oil and gas, utility, or renewable right of way experience
- Real estate license or active pursuit
