Description

The Pre-Construction Manager leads the planning of a construction project before the building begins. Estimates costs of construction, as well as participating in design decisions, evaluations, studies, value engineering and analysis, scheduling, constructability reviews, and more. May also negotiate for project construction services.

Essential Duties and Responsibilities:

  • Work on multiple projects at same time
  • Maintain and develop new subcontractor resources
  • Work with Project Managers during the transition from pricing to contracts
  • Create initial working schedule for projects
  • Interface with clients to determine needs and represent company in a positive way during interfacing
  • Produce, collect, and distribute preconstruction RFI’s
  • Review all project documents for compliance with budget, company/client standards and constructability
  • Bid solicitation with the local subcontractors, suppliers, and trade groups.
  • Prepares job specific strategy to maximize value for the client through detailed instructions to bidders and bid forms
  • Produce accurate and thorough takeoffs
  • Plan, lead, and coordinate pre-bid and bid meeting
  • Create project estimates and analysis of subcontractor bids
  • Qualify prospective subcontractors and suppliers
  • Conduct post-bid and scope review meetings

 

Knowledge, Skills, and Abilities

  • Bachelor of Science degree in Electrical Engineering, Construction Management, or related discipline.
  • Comprehensive knowledge of construction practices and skills.
  • Five (5) to Seven (7) years of experience in construction management and/or electrical installation.
  • Previous experience as PM, Project Engineer, or in Pre-construction for a commercial construction company
  • PMP and or NABCEP candidates preferred. If not possessed at time of hiring, certifications must be obtained within 2 years of employment.
  • First Aid, CPR and OHSA 10 certifications preferred. If not possessed at time of hiring, certifications must be obtained within 1 year of employment.
  • Strong organizational skills
  • Experience in utilizing a variety of contract delivery systems

 

Work Environment

Physical Demands

  • Conducts work in both a field-type environment and in a professional office setting with local travel to jobsites to conduct inspections.
  • Physical working conditions may involve the following:
  • Lifting up-to 75 pounds.
  • Extended periods of being on an active construction site which may include, climbing ladders, standing, or walking on uneven ground, and being exposed to outdoor climates.
  • Extended periods of sitting, walking, standing, reaching, and/or bending.
  • Extended periods of reading fine print on a computer or in paper-based format.
  • Potential Hazards:
    • Trips, slips and/or falls while on customer property.
    • Chemical abrasives are used in office and kitchen cleaning.
    • Lifting items up to 75 pounds in weight.
    • Other hazardous conditions on customer premises, not otherwise defined here

 

Salary Range: $105k - $115k with bonus potential
