Job Summary

The Assistant Pre-Construction Manager has responsibility for preconstruction management of commercial construction project(s). S/he may oversee multiple construction projects simultaneously, each at varying stages.

Essential Duties and Responsibilities:

  • Assist Pre-Construction Manager to support Business Development Department with the following:
    • Support of RFP and Proposal responses and preparation for presentation and deliverables.
    • Review and track Construction related Due Diligence items including but not limited to: Title Report, Alta Report, PPA, EPC, Permits, Easements, Planning and Zoning requirements and approvals.
    • Assist and/or develop/review Construction Schedules and Scopes of Work.
    • Perform site visits to validate constructability approach.
    • Support Educational Program liaison as needed for projects with Educational component.
    • Act as MBE Coordinator and assist PM team in gathering, tracking and submitting documentation to meet all reporting requirements.
  • Assist Pre-Construction Manager with management of Preconstruction and Design Development phase, including the following:
    • Provide constructability reviews of all plans and specifications to achieve the most cost-effective project(s).
    • Assist Engineering Department with interconnection paperwork.
    • Research, manage and understand all permits requirements for planning, zoning and construction related activities.
    • Responsible for populating new projects in ProCore as they are generated in Salesforce.
    • Attend, participate, and note action items from all pre-construction meetings for both internal and external meetings.
    • Responsible for coordination and preparation of planning and zoning packages for approval.
    • Responsible for coordination and preparation of building and site permit packages for approval.
    • Pre-qualify subcontractors, including but not limited to, checking references and work experience.
    • Track and monitor Grant documentation and process.
    • Meet or exceed established performance objectives as defined and communicated by management.
    • Complete other related tasks as assigned.
  • Assist other Departments as needed.

Knowledge, Skills, and Abilities

  • High school diploma and Bachelor of Science degree in Construction Management or related discipline.
  • Working knowledge of construction practices and skills.
  • Two (2) to Five (5) years of experience in construction management and/or electrical installation.
  • Familiarization with electrical services and/or commercial construction.
  • PMP and/or NABCEP certification(s). If not possessed at time of hire, certifications highly encouraged to be obtained within 2 years of employment.
  • First Aid and CPR certifications. If not possessed at time of hire, certifications must be obtained within 1 year of employment.
  • Strong organizational and communication skills.
  • Strong working knowledge of Timberline Accounting and Project Management software, MS programs including strong Excel back ground, and Microsoft Project scheduling software.
  • Experience in developing proposals both written and oral, including slide presentations, RFQ and RFP responses.
  • Experience in submitting, tracking, obtaining Construction Permits.
  • Pre-construction Services to include managing the buyout process, bid package development, and Constructability Review
  • Analytical and logical reasoning.
  • Problem solving and researching skills.
  • Time management and organizational skills.
  • Procore administration experience.

Work Environment

Conducts work in both a field-type environment and in a professional office setting. Routine aspects of this position may place the incumbent in situations where they may be susceptible to potential hazards from the following:

  • Trips, slips and/or falls while on customer property.
  • Chemical abrasives used in office and kitchen cleaning.
  • Other hazardous conditions on customer premises, not otherwise defined here.

Position Type/Expected Hours of Work

  • This is a full-time position, and hours of work and days are Monday through Friday, 8:30 a.m. to 5 p.m.

Travel

  • This position may require some travel to potential project sites.

Physical Demands

  • While performing the duties of this job, physical working conditions may involve the following:
  • Lifting up to 75 pounds.
  • Extended periods of being on an active construction site which may include, climbing ladders, standing or walking on uneven ground, and being exposed to outdoor climates.
  • Extended periods of sitting, walking, standing, reaching, and/or bending.
  • Extended periods of reading fine print on a computer or in paper-based format.
